    I can understand a lot premium for beachfront, but not much for waterfront, where all you get for your fortune is a small dock for tying up a small boat. Shoehorning a 17+K sq. ft. mansion onto a wretched half-acre lot surrounded close-in with neighbors is a miserable situation – what if just once a year, you want some privacy or quiet, you’re out of luck. That dining room is set for 16, the breakfast room for another 12, so you hold a dinner party for 25 of your closest multi-millionaire friends, and where do they park? Street park? That’s impressive. And you better hope nobody else on the block is holding a party at the same time. Your $36 million investment won’t help you. You’re S.O.L. Look at the street view! Have you ever seen such ugly phone poles and utility wires? Are underground utilities too much to ask for in a neighborhood this pricey? Really? I’ve lived in tract house developments of $180 Thousand dollar 2200 sq. ft. homes that had buried utilities. There are senior citizen trailer parks all over town with buried utilities. And they’re also gated and guarded. Sheesh. This is an awful listing, and would still be awful at half this price.

    You can do so much better for 36 million bucks. You could buy a bigger, nicer, higher quality house with lots of land. A grand, sprawling estate.

    It will probably sell though. Maybe to some newly minted tech millionaire/billionaire. Those types seem to like this style of home. Not my cup of tea at all personally.

      Yeah, the price is ridiculous. I could purchase the Stone Mansion in Alpine, NJ for the same amount, but with 10x better details and 2x the square footage.
