    I feel like this home has been on and off the market for years. At this price point, I’d want something direct ocean (at least if I’m sticking to Manalapan). It’s a nice home, but I don’t like the three-story layout and how built up on the land it is. Also, you can’t see it from the photos, but the garage is accessed by the steepest driveway I have ever seen in my life. It’s like driving down a damn cliff. Better options exist.

      You can sort of see how steep it is in Street View, and it does look very steep. Even worse, it seems as if the 90 turn at the bottom to get into and out of the garages would not be fun; the area looks very claustrophobic.

    That ridiculous driveway and tiny 3 car garage might be an all-to-common compromise necessitated by putting too much house on too small a lot. According to the listing, the lot is a gigantic whole half an acre – under 22K square feet. (Geeez, can they spare it?). According to the public records, it is 1.81 acres. To help clear it all up, the listing offers a disclaimer that none of the information is completely reliable and buyers should verify all measurements. WTF! A $17 million price tag and the seller and local government can’t verify anything?

    Anyway, the mansion itself is quite nice. Room sizes are very generous, and ornamentation is attractive. Indoor and alfresco features abound.

      The more I look at the pictures, the more I think it’s really a 1.81 acre lot – so there’s no excuse whatsoever for a steep driveway and a small garage. Go figure.

        The 1.81 acres is comprised of the direct oceanfront portion (where the guest house is) and the Intracoastal portion. Much like in California, the buildable portion is only a fraction of the total acreage.
