I don’t see a 2 story great room, and the 9+ foot ceilings throughout don’t cut it. There are a lot of very nice upscale features – wine and tasting room, sauna, 5 car garage, home theater and so forth, but the whole package comes off as a extremely nice high end tract house, not crossing that fine line into the world of bona fide mansions.

In other words, it’s way overpriced, it’s short on mansion “values” like truly monumental rooms, galleries and hallways, extraordinary outdoor facilities, and a porte cochere. This is $2-3 million worth of effort.

I agree with horselips – it looks like a “trac mansion”.
However, I don’t think thats a bad thing. I’ve always wanted to live in one as an affordable leap into a giant house.

On the “listing” link, picture #7/30 shows the two story great room.
