    I got a notice for this when it hit the market a couple days away and I had really expected to be blown away. When a home in Alpharetta or Roswell gets listed for over $3M it’s usually gasp inducing, whether in a good or bad way, in either case I expect some OMG-ing.

    I don’t know if it’s the photos or what, but I feel as if I was led to expect a magnificent feast and enter to find oatmeal. Everything is so ‘blah’. There’s absolutely nothing about it to hate. I don’t think anyone is going to walk in there and start pointing out things they despise, but it’s $4.3M of oatmeal.

    Where is the WOW factor? I get that most of the money is going towards being a waterfront property and bragging rights that it’s a Bill Harrison home, but gimme something more. There are 2 other Bill Harrison estates on the market now, both in Roswell. Both over 20,000sf, both gated. One’s been reduced a few times so now it’s under $3M. The other one has been on the market for a while but they haven’t budged on the price. That’s at $5.75M. Unless you have to be in Alpharetta and had your heart set on a lake, I think both of those are better buys than this one.

      I Think this is another good case of a house where they didn’t get anything very much WRONG, but they didn’t really get everything right either.

      Like many such houses, there are individual aspects I quite like. The geometric rooms add a bit of flavor and creativity.
      The stone work in many places actually has some color to it and isn’t bland or uniform.
      The backyard has a surprising amount of plant life for such a place, and isn’t just a solid slab of Grass.
      The basement Rec-Room seems to make good use of it’s space (and we all know I love good basements)
      And I love the separation between the master bedroom and the sitting room with the fireplace.

      One by one these all are ‘quite’ nice, and even the furnishings do not make me do my normal Curmudgeonly “YRCH!” response. But even so, there is still lacking that “Wow” factor here that I feel should be making this a real winner..

      THAT said… 12,000 sq feet for under 5mil and a ‘relatively’ ok house seems a bargin given the recent monster price houses we saw in the last week.
