    The price seems extremely ambitious. From the exterior alone, I would put this at maybe $2 million. Interior is like any other Tennessee mansion – oversize crown molding, darker colors and lots of area rugs.

    This is a buldozer down project and if lot is OK build something real. Not worth more than $2M as is – agree with Daniel. Grotesque taste and the asking price is not even close to reality.

    I’ll freely admit to not knowing the housing market in Tennessee or it’s price points on residences, but I’ll be damned if I can find anything in these pics to make it worthy of $12m. I actually like those crown moldings, and love the inlay in the master bath, but there is nothing in this house that a would cause a homeowner to shell out that asking price.

    i think the price reflects that the house is on more than 6 acres. a contingent 6 acre tract in that area may have significant value. houses are typically on an acre or 2.

    Unless land in Tennessee goes for $1m per acre, then I’m still not seeing it. I cannot picture anyone shelling out $1M per acre and have the land be in Tennessee. You pay that much for land and it needs to be in NY or London or Bel Aire or Hawaii or South Beach or even DC. And even supposing the land was really that expensive, it would still mean that house being valued at $6M, and even that’s pushing the envelope.
