          If I had to choose between these two houses, it would clearly be the house at 152. These houses look like they have the same general arrangement (garage layout and position, main stairway, front door and window placements). Are they based on the same floorplan? If so, it’s a fascinating study in how the same design can be successful (or not) based on finishes.

            The builder, SRD Building Corp, recycles some designs around the community. However, that practice seems to be more common than I would condone, especially at these prices. Mark Timothy, Addison Development/Dan Swanson also recycle home designs. They are all of higher quality, but I don’t think I should recognize my house two, three, or four times over in the same area if I’m paying as much as these people are.

            Love 152 much more, and it’s a million less for what appears to look like better use of space.

            That is a problem with PBC homes. All the high end homes seem to use the same architectural company, and the same interior designer. You look at enough of these listings and they start blurring together. They are all nice, but all so very similar. They all list as saying designed by X company, built by y company, decorated by Z company. Homes in certain brackets are expected to use these companies. It’s similar to a well appointed kitchen being expected to have either Wolf or Viking, granite and stainless steel. There is an expectation that the mansions use XYZ companies, and everyone ends up having the same look.

    It’s gotten to the point that I can’t tell one “Mediterranean style” or “European inspired” beige pile from another. They all have the same details and are only distinguishable by how those details are arranged. This one excites me about as much as my lunch did. At least it’s waterfront this time.

    The only location I like about this mansion is the BBQ Area, it could be taken for a BBQ Restaurant. Add some music and you have things going.

    I am getting bored with this style of house and I can’t for the life of me figure out how this comes to $12 million in any way shape or form. Let’s be generous and give $300 per sq.ft for construction costs and call it about $4 million even, am I supposed to believe the land is worth $8 million?
