This gorgeous newly built Italian Villa inspired mansion is located at 35 Barry Lane in the premier Menlo Circus Club neighborhood of Atherton, CA. It boasts 12,699 square feet of living space with 6 bedrooms, 7 full and 2 half bathrooms, spacious living areas, hand-scraped ceiling beams and walnut floors throughout, retractable walls of glass doors that open to terraces, a wine cellar, home theater, lounge with bar and so much more. The grounds feature a one bedroom guesthouse, outdoor dining pavilion, outdoor kitchen with pizza oven and saltwater swimming pool with spa and waterfall. It is listed at $23,800,000. I’m a sucker for Italianate style homes and this one seems very traditional. HOWEVER, that price is just killing me. Slash it in half and then I can see myself thinking about buying it.

(sorry for the small pics, that’s what they had on the listing page)

I guess by now I shouldn’t be shocked at these asking prices…but I still am. The quality looks good and the home is perfectly livable and could be great, but there is just sooooo much more out there for much less.

Price is a joke… house looks okay not my style but decent quality etc. Tiny for the price in Atherton.

And, Who would want to live in a neighborhood called… Circus Club?

I find it interesting that we don’t seem phased by a $20,000,000 asking price in Palm Beach or Beverly Hills, but something that price in Atherton raises eyebrows (compare this to the Bel Air house from yesterday). The simple fact is that there are still lots and lots of multi-millionaires in Silicone Valley who are very willing to pay to live in the area. Like New York, you get a little for a lot compared to many other places. That said, this place is probably overpriced for the amount of land it’s on, and I would much rather live in Hillsborough even though it’s further away from the high tech goings-on.

As for this house, I like the exterior. It looks nicely done with some attractive details. The interior isn’t bad and will definitely benefit from a skilled decorator but there is already some decent detailing in place. I wouldn’t say it’s my favorite house…far from it actually.

I like this house except for the foyer.

I love the kitchen that opens up to the courtyard using those folding doors. I am not thrilled with the way the driveway closes in on the front steps. It seems to crowd the front of the house. I prefer a bit of buffer between the house and the drive. But…nice place to be sure.

As for the price…well, it’s insane.

Not a fan.It looks like some fusion of Adobe meets Mediterranean meets McMansion. Atherton and Woodside are just gettin’ all big in the britches.
