This newly built Santa Barbara style mansion is located at 19 High Water in Newport Beach, CA and is situated on a 1/2 acre lot. It features 12,230 square feet of living space with 7 bedrooms, 11 bathrooms, formal reception rooms, wine cellar, billiards/entertainment room with bar, iPad controlled home theater, 8-car subterranean garage, swimming pool, guest casita and much more. It is listed at $14,900,000.

While I like most Newport new builds, I don’t think the interior of this one matches the high listing price. There’s nothing WOW about it. Sure, it’s situated on a bigger lot than most of the homes (still a small lot considering the price), but I’d much rather have THIS Newport home.

Yeah, these Newport Beach/Newport Coast homes have become soooo ubiquitous. I honestly don’t know how anyone could spend 10 million+ to live in a cookie-cutter community. The home above is quaint, but needs to be reduced by $10 million.

This has some nice details about it, that’s for sure, and I think some of the rooms have very nice scale. It IS a very blank canvas however, and that IS a lot of money for a house that’s going to need at least $1,000,000 in decor added to it. As for the location, this is not a part of Newport I’d ever want to live in. I’d much prefer to be on one of the isles in Newport, especially for the price. For me, waterfront and the ability to have a boat slip behind my house would trump anything this house could offer.

This house is kinda lame. I’ll take 9 Pelicans Drive, please.

Nice house. This will one day be a nice neighborhood but the prices are speculative at best. Subtract 8 million and you have a respectable price imo.

Ehh…I remain cold on these Newport Beach/Coast homes. I just don’t see what’s so damned special.

First I thought this was in Santa Barbara and I thought it was fantastic. Then I realized it was in just another sub division. Yuck. Put this on 4 acres in Santa Barbara and this would be a quintessentialy beautiful California mansion. Where it is, you can keep it.

I toured this home on Saturday. It has great bones and great architectural elements. I loved it. I can envision it complete with a great interior design. It has several interior courtyards which are very beautiful. The master bedroom is large with a sitting room and his and her private bathrooms and closets. The lower level is the fun level with a theater and game room with bar. The main kitchen and second kitchen were to die for. My favorite area in the home. By the way they have staged it now and it looks much more beautiful in person than in the photos. Overall I loved the entire home and I am seriously considering a price to offer and it will not be no where close to the ridiculous asking price. I think I finally found my new home.
