Reminds me of Pelican Hill minus the ocean views. Not for me.

I like it. It is not over the top. It should age well.

I’m just not a fan of Orange county, unless it’s Laguna Beach. The exterior of the house isn’t bad, and I quite like the rustic stone work. The interior has potential, but I’m not a fan of the decor. I appreciate that it’s restrained, but it’s so restrained that it feels unfinished and impersonal; it ends up coming across as generic and bland. Some more interesting eclectic furniture with a little more color, and a few rugs that aren’t the same color as the walls and floors, would go a long way. But, the location just kills it for me.

Seems to fit in really nicely with the landscape. The interior looks a little bland. I would think for 14m you could get more detailing done on the inside, particuarly on the ceilings.

I don’t see much French Provincial in this house. And I agree the interior is very bland.

I don’t have anything new to add…nice enough outside, boring inside. It just bothers me because it seems to be so willfully boring, and ends up seeming pretentious as a result.

Divide the price by 3 and it will seem more realistic to me. I don’t get the prices in Orange County especially South Orange County. I grew up there and would never pay those prices to live in an isolated and boring suburb with very little culture or entertainment. If this house were in Laguna Beach then the price might seem a little more realistic but to live in the isolated hills of Irvine overlooking Irvine? Forget it!
