      At $4K/sq. ft., it really isn’t. You pay for exclusivity, rich and famous neighbors, and waterfront property, which probably constitute the biggest chunk of the price tag. This house could sell for a quarter of its price in the Midwest, and that would be pushing it, but you’d get what you pay for: the Midwest and maybe a pond. Regardless, what a dreamy house with great bone structure. I agree with Grrrowler that some of the furnishings need updating, though.

        that is exactly what I’m asking, to my way of thinking a home has two things that make up it’s value, the value of the land and the value of the improvements. The structure is worth X and the land is worth Y the result Z is the value of the property.

    Finally, a Southampton house on the beach. The location is spectacular and exactly what I’d want in the Hamptons. The house itself has some lovely rooms, with beautiful details, specifically the living room, library, and foyer. Some of the other rooms, such as whatever that is in picture 7, just look dated and old. The whole interior could stand to have a layer of “old” removed from it and more updated traditional furnishings brought in.

    Oh my… that wood panelling in the foyer/staircase is just supreme. I love it. Overall it’s another fantastic Southampton home for which I don’t have any glaring complaints. $34M is quite a chunk of change, but is totally expected for this type of home in this location. I agree with NOVA Ben about the garage. But this is likely a vacation home rather than a primary residence so a 2 car garage makes more sense.

    Kind of along the lines of what Grrrowler said, some of the rooms are a bit too “coastal” or “beachy” for my tastes. But I can’t really fault the house. Personally it fits the personality of the home well. If this were my vacation home rather than my primary home, I probably wouldn’t change a thing. But for $34M… who would purchase this as a secondary home? Yeesh.

    Price and questionable aside, this is a wonderful home!!
