 #4 – Kinmel Hall, dubbed the Welsh ‘Versailles’, is on the market for a paltry £1.5 million – which is £13.5 million off its listing during the property boom. The 163-year-old estate in North Wales comes with 122 rooms, 5,000 acres of parkland and planning consent for it to be turned into a hotel. It is going to be auctioned off at the Radisson Blu Portman Hotel in London on October 12th.

    1) It looks like an elementary school from above. Good luck ladies, as you’re going to need it to get ANYWHERE near the new asking price.
    2) Meh.
    3) Love it.
    4) Hopefully the new owner will attempt to preserve as many interior and exterior details as possible. This is a home I certainly hope isn’t brought down by the wrecking ball.

      Kinmel Hall is grade 1 listed, which it means it cannot be demolished or altered without permission from the local planning authority. So it is likely that most of the interior and exterior details will be kept and I highly doubt they will permit it to be demolished, It’s in Wales not the USA, where homes seem to be readily demolished.

    I quite like the Degeneres/Rossi house, but I don’t think they’ll get even close to their asking price.

    The Mercer Island house…big sigh. Mercer Island is a truly beautiful place to live, especially on the west side like this house is (afternoon sun), and it’s got a decent rear lawn down to the water, unlike a lot of houses on the island. It’s just north of Paul Allen’s spread, and slightly further north of the compound that Jeff Bezos is currently building. There are a few problems with it though. First, the houses surrounding this place are all pretty small, and look like they were built in the 70s. They’re well maintained, but they are a completely different class of house. Second, it’s deathly boring. The outside looks like every other recent spec house on the Eastside and the interior looks like every other new house built in the Seattle area in the last 5 years. Look at this and tell me it’s not a smaller version of the Boulevard Place house: http://www.cbbain.com/Pages/PropertyDetail.aspx?ListingID=33225645&NAV=1. I’ve been in that house, and based on the pics of the Boulevard Place house there’s not much difference, other than the price and the location. I’m not saying it’s not nice, but it’s not special.

    Wexford Hall: It’s beautiful, classic, stylish, and plain old spectacular. I simply love it.

    Kinmel Hall is also pretty cool. It clearly needs a LOT of work, but for the price it would be a great project.

    Wexford Hall. It was originally listed (back in 2006) for $22M, and most recently listed for 9.75M. Imagine taking that hit to your net worth, on what was probably considered one of the most important estates in New Canaan. Just whoa.

    Kinmel Hall. I would expect that this place has seen its price get hit because it needs so much money sunk into it just to make it habitable.

    Just to continue with some real estate news. 14 Meadow Ln, Greenwich Ct sold for $32.5 million, originally priced at 36.5. I love this estate and I know you did some posts on it too..
