    $12 million for a wood-framed shell? Um…land must be worth $11 million+ then?

Yeah, the land must be worth a fortune, because the materials already used aren’t worth anywhere near that amount of money.

Yikes. What a mess. That price is nothing short of delusional, I don’t care WHERE this place is.

The dock and setting are marvelous. The house is a teardown, as besides being a train wreck, it would cost at least $5M more to finish. My wife thought this was a prison.

I love the job the decorator has done. The only thing I can complain about is the lack of high quality finishes on the bathroom walls. That and the lack of toilets.

From the aerial photos of this house you can see that that land is worth a crap ton of money, probably not $12 million, but at least five to six million dollars.
The house is nice and huge and there is a lot of work in it even though it is only half finished. There is still a lot of money there in that work, it is not free to get that done.
I bet you can throw another two to four million dollars at that to make it just phenomenal.

As was said before, the only good thing about the house is possibly the dock, and I have my doubts that it’s actually part of the property judging by it’s location on this map.

Sound or Bay open waterfront land in that community runs $1.5-2 million/acre – the property has some wetlands in front so more like $1-1.5/ acre
