    I *LOVE* this home. Add this to my list of dream homes, with one big exception.

    Exterior: Stunning. I find almost nothing wrong with it. The colors, the materials, the design, the material choices are all superb and completely appropriate. The only issue I have is the fact that this place has a tennis court. I find it a huge waste of space, and would have it removed and replaced with a formal garden or even a lap pool.

    Interior: Also stunning. I love the design, furnishings, colors, style, formality, opulence, excessive-ness of it all. In my eyes there isn’t a drop of tackiness in it. I don’t think I would change a single thing with the interior…okay, maybe one thing: I don’t see the need for having 2 TV’s sharing the same cabinet in the family room, but that’s an easy fix.

    Now for the one exception: The floorplan and layout of the interior. As you can see from the additional photos, the living room, master bedroom, family room and I believe the kitchen are all on the 2nd floor. I don’t get that at all. Why you would have a piano nobile in a modern home on a flat lot is beyond me. One could argue it is to get slightly better views of the water and maybe a glimpse of the ocean, but I really think this is the reason why it hasn’t sold in so long. It seems like a hassle having to host a party for 50 or so people and having them all climb up/down the staircases (unless of course the party is held outside). After a few bottle of Dom it *cannot* end well.

    Overall though, a very beautiful house. I personally love Simmons Building, even though their homes frequently can come off as overpowering and stuffy.

      Once you have a kitchen on the second floor you will wonder why you never did it in the first place. My buddy’s house which sits on a golf course with pond and ski slope views in the back made his first floor like a huge greeting area with a couple of guest bedrooms and then made the upstairs all the living area looking onto everything, like a penthouse. He has the big floor to ceiling windows and the kitchen looks straight out with the cooktop facing the golf course so you can see everything when you are cooking completely unobstructed.

      And if you were wondering about groceries and other stuff being brought up, he has an elevator.

    While I like the architecture and some of the interior details, the furniture is absolutely hideous. The furniture — along with that ceiling — in the master bedroom make it look like a bordello. And don’t these owners have enough money for some real plants and flowers, at least for the photo shoot?

    I’m all for opulent houses. I think La Belle Vie sets the bar. Compared to it, this house is just cheap and tacky.

    The exterior is beautiful; it’s nice to see something in Florida that’s more Moorish/Venetian inspired than just another big mock-Med.

    The interior is ghastly. Barbara Cartland, with her infinite subtle taste, would feel right at home here. The living room in picture 5 is downright laughable. There are so many patterns competing for attention that it ends up being totally chaotic. The ceiling of the foyer outside the living room has cherubs on the ceiling…cherubs? What type of person beyond the Pope enjoys having cherubs in a ceiling mural? Ugh.

    The grounds look OK, if not a little cramped. I don’t like that the front yard is a tennis court. I truly despise the lightbulb-shaped pool, and the statues at the one end make it even worse.

    I absolutely love it, and $11 million or so for Manalapan, on the water, not bad.

    I will tell you and I am sure that Daniel will agree, a house like this works in South Florida whereas it would just feel out of place elsewhere. Go down there in February and just sit inside and out by the pool and you will just feel at home.
    It is impossible to judge a South Florida home the way you would other homes.
