I like much of it. The rear elevation looks too massive, although it has some nice features, and the expansion has made the house too big for the lot. I would expect a much larger pool in house in this price range, or at least one that’s large enough for laps. It looks like the remaining lot below the pool isn’t used for much of anything.

That all said, I think the interior is interesting. There are very nice details (both original and new), and I like the “mezzanine” entrances to the library(?) and master bedroom. The kitchen is surprisingly small for a house this size. I’m curious how much of the room we’re not seeing, since there’s no fridge visible in the single picture. It looks like the addition was well-matched to the original house.

The price is overly optimistic. The views are beautiful, but it’s not oceanfront and it will probably go for quite a bit less than the asking price.

I like most of it. The interior details look nice and authentic. I don’t know about that cramped theater though. Exterior is equally nice, especially the rear. Damn shame it isn’t directly on the ocean. And kinda funny how they over-saturated the pictures to make the water look bluer than the beaches of Bora Bora. A bit misleading, no?

“Almost”, Oliver? Absolutely they do…..whomever edited the photo’s in whatever software they used went absolutely NUTS! I know what I’m talking about too, ’cause I do the exact same thing (to a completely believable degree) when I shoot a listing too. Almost EVERYthing in the the pics is literally day-glo strength in color to the point where I’d call it downright misrepresentation. I can’t believe the Agent is using these cartoonish photos, or their Broker/Manager didn’t order them to be toned back down to reality before publishing, either.

Odd man out here again, too (what else is new?). While the house is truly beautiful, I could never live here……entirely too ornate, animated and busy for me. And huuuuugely too specific, with NO room for any other type of interior design/interpretation what so ever. The location & views are, of course, stellar.

How the hell is this only $16 million (relatively speaking of course)?
I see all sorts of garbage for sale that don’t look as good as this or not on the ocean or large body of water for $25 million and up.

This looks pretty good, is in La Jolla which I love and has great ocean views.
I would say that this is a very good value.

I love this house. Details and styling cues that I probably wouldn’t like in isolation end up working fabulously as a whole. Everything’s very authentic looking and I love the stairs down to the master bedroom and library, it really makes the rooms that much more visually interesting. Very beautiful all around.

The only things I’m disappointed with are the lot size and lack of water frontage, but otherwise I love it.

There are so many more nicer houses in La Jolla than this run of the mill Tuscan Villa on a cramped lot. For that kind of money I would do a little more shopping around
