    about 120 Casa Bendita, it’s 32,253 square ft (23,697 under air). Its owner is Howard Kessler, the Chairman and founder of The Kessler Group, a Boston company that helps banks and credit unions determine the best strategy for their credit card or loan portfolio. He pioneered the concept of the affinity credit card.

    I like it, but for $44 million I’d better f_ _king love it. The price really is ludicrous. Normally I love this style of architecture but this one just doesn’t work for me. Addison Mizner would not feel threatened by this.

    The house is too big for the lot, which is too bad. It looks shoe horned into the space, and if I’m going to spend this kind of money on a house, I would want it to be an estate, not just an oversized house. I would prefer the pool to be on the ocean side of the house too. I realize there are benefits to having it on the street side in a courtyard, but it seems like it would be much more pleasant on the other side.

    The interior is not good. I like some of the Moroccan styling, but in some rooms it feels completely overdone. Most of the interior is a huge miss however. The kitchen is terrible in my opinion. Not only do I find it extremely ugly, but the layout is pretty bad. The powder room with the bamboo wainscoting looks like it belongs in Bahia Cabana in Fort Lauderdale, not in a multi-million house. The Pepto Bismol stripes in the stairwell must go. Most of the light fixtures are flat out ugly. There are some nice ceiling treatments, and that’s really all I like about the interior. I don’t know who chose the furniture that’s currently in the place, but it couldn’t look cheaper.

    I give the house itself a C+, only because it’s on the ocean. Factoring in the interior and the asking price, it’s a solid D in my book.

      Well, if you look at other DIRECT-OCEAN homes for sale, you can see that this home really isn’t as outrageously priced as many assume:

      1) 911 N. Ocean Blvd; approx 2.5 acres direct-ocean, with a tear-down home located on it. Market value according to the Property Appraiser is $25 million. Home is listed for $46.9 million.

      2) 40 Blossom Way; approx. 2.0 acres direct-ocean, with another tear down home on the lot. Market value according to the Property Appraiser is $17.7 million. Home is listed for $36 million.

      3) 1472 S. Ocean Blvd; approx 2.0 acres direct-ocean, with a home designed in 1953 by John Volk. Tear-down home *if* it is not landmarked, which it may be. Market value according to the Property Appraiser is $18.2 million. Home is listed for $34.5 million.

      Notice how all the homes are listed at 2-3 times their “market value”. Market value really has very little to do with asking/selling price. Recent homes that have sold include 60 Blossom Way for $68.5 million – its current market value is $35 million (according to the appraiser), 1236 S. Ocean Blvd for $77.5 million – its current market value is $41 million (according to the property appraiser), 343 El Bravo way for $18.5 million – current market value at $8.6 million, and so on.

      And Zillow really is nearly completely useless when looking at high custom homes such as these in Palm Beach. It’s just a good way to get a home’s address and maybe the square-footage.

    Well.. I like the style of the exterior, the pool area is great and being oceanfront is a huge plus for me (as usual 😀 ).
    But the interior, oh dear God, throw a wrecking ball through it. It’s absolutely hideous.

    exterior facade is nice. pool area is cool too altough itd be better on the ocean side. house is way to big for the lot (typical for FL). looks like they couldve moved the house back 20-30ft to help fix the driveway issue. there is absolutely nothing about the interior, NOTHING, that calls for a 44M price tag. foyer is fugly as can be. arches are too low..whats that tiny room on the other side that looks messy and horribly furnished, the living room? dont even get me started on the kitchen… what a disaster. they couldnt have cleaned up and dusted before taking pictures of their 44M dollar house?? LOL what a joke!
