Oh boy. Looks like he was dissatisfied with Linda A. Gary.

The home hasn’t sold simply because it is overpriced. I guess he doesn’t want to loose out, but he paid $21,225,044 for the home in August of 2008. I’d be VERY surprised if he got over $20 million for it today. Don’t pity him though…he owns Casa Nana in Palm Beach (which also did not sell for the asking price of $75 million).

This home is very beautiful, but it has some quirks. The first is the detached guest house/garage; the two windows facing A1A remind me of the Amityville house, and it just doesn’t look very graceful. I also HATE how you walk into the casual family room (photo 6) instead of a formal living room. In my opinion, a living room should be the ‘wow’ moment in a house; the actual living room (photo 9) is off to the side and doesn’t have a water view. I do love the exterior facade night view – the stairs and fountain are fantastic! The rear is a little plain for my tastes.

Overall, I don’t mind the house, but it would need some major re-tailoring for it to look like the asking price. As it stands, I see it going for about $16- $18 million.

Check out the original listing ($36.95 million) for the home. The attached video is VERY good.

It’s definitely a very nice mansion from every aspect: The location is magnificent, the exterior is OK(typical FL) and the interior is well designed in most of the rooms. The only drawback is the price;this mansion definitely worth less than $29,950,000, but I understand and accept that the location is the main reason for that.

    I still prefer the Manalapan Mayor’s mansion…

The exterior looks like many other houses in the area so it’s nothing special. The interior and the location, however, are very nice. It’s an interesting combination of Moorish with modern touches. The dining chairs would have to go; those are just awful. But, the dining room itself looks beautiful. I particularly like the master bedroom, but the master bathroom tile comes off as a little psychedelic. The entry way and turreted staircase are also especially nice.

It is indeed a beautiful house. But, I also don’t think it’s worth $30,000,000. That price is probably WAY too optimistic. Last I heard, Linda still had Casa Nana as a pocket listing hoping to get $68.5 million, but I wonder if that’s changed. Back in September she said: “My owner has 2 major estates and if the other one sells then he won’t sell 780 (Casa Nana). They love 780 but it will depend on timing. My seller does not want me pushing 780.” I wonder if any of that has to do with this house being re-listed with a different agent. Interestingly, Linda still has this house on her site, with some additional pictures: http://www.lindaagary.com/view_home.php?propertyid=257

Obviously when Casa Nana was listed at $75 million, it was to generate interest. My guess is they probably got some offers in the high 30’s and low 40’s, but it was still too low to part with. Personally, I’d keep Nana as it is a gorgeous home. I drove to Palm Beach on Sunday and they recently finished digging the underground tunnel under A1A.

As far as this listing goes, it seems Linda doesn’t update her site as often as she should. She had Conrad Black’s home listed on her site for the longest time and only recently took it down (though it is still on Realtor.com).

“…On the Market” Hasn’t this house always been on the market??
Pretty average for the area but none the less this is a very impressive home. I cant imagine having a Movie theater right on a white sandy beach… :p

I don’t know anything about Florida prices, but, I do think a 20 X 20 master bedroom is small for a 23,500 sq ft house. Kind of makes me wonder what the claimed sq ft includes, or to put it another way, I wonder how large the house REALLY is.

The staircase is nice. The master bedroom is nice.
    That’s about it…

Terry is in a bind and glad to see he has over paid and will not sell at these prices. Great home but not worth over 16-17m. What a joke.
