    I know that in my experience, all the listings I’ve looked at from the Atlanta area do not have a square footage given. I’m not sure if there is some rule that prohibits them from publishing it, or something else. But I have rarely seen a square footage listed.
    Otherwise, I love this home. The stone and woodwork is excellent.

      A friend of mine is a commercial real estate broker in North Carolina and his brother-in-law deals with real estate in Georgia. He said so many houses were ending up in court over TINY differences in measurements between how one person and another listed a house that the practice is now to not list sqft at all. Instead they say large rooms, but WTF that is super vague!!!

      The local MLS in my area now lists sqft per floor with ####-#### as a range versus an exact measurement. At least it gives you some idea with the first number the official heated sqft and the the larger number being total sqft.

    Probably around 8500 to 10000 square feet, judging from the size of the footprint. Not a huge home as far as width and depth, but it’s 3 stories, or at least 2 full stories plus part of a third, so I figure around 3500-4000 SF per floor. I will say that 3.9 M is a great price for this level of quality.

    This reminds me of the great houses that were built in the early part of the 20th century when wealthy were trying to recreate the European castles they visited. At first it looked a little “disneyfied” to me, but the more I looked at the pics the more I liked it. Even without any furnishings it has a lot of character. I really like this house…

    This house won the Silver OBIE Award for Best Home over 5 Million (price has come down below that now) and I have seen it in person and it is awsome. The woodwork is amazing. The only bad point and the reason I think it has not sold is it sets on one of the worst lots in Atlanta. You could almost say it sets on a cliff the lot is so steep.
