		<description>He&#039;s the Town of Stony Point&#039;s town engineer. I smell something fishy about this deal. The Town of Stony Point is very politically corrupt and when this home was being constructed, no one knew who was building it. Stony Point is a backwards place, with nothing for kids to do, no central shopping district or downtown, just a bunch of senior citizens complexes, McMansions, high ranches, and crappy strip malls and pharmacies. This house does not belong in Stony Point and I believe the builder is going to lose his shirt. The real estate market in Stoney Point is incredibly poor right now - and taxes are on their way up. I can only imagine that the taxes on a home like this would be in the $50,000+ range, and the owner will receive no services from the Town and be located within a poor school district. This is unfortunate. It is a beautiful house.</description>

		<description>Ok, sorry M...Nanuet is about 15 min away from Stony Point but if I want to go to Modells and I have to sit through the traffic lights I&#039;m looking at another 5 min.  Still, there is nothing here.  We can not use our parks in the summer due to the fact that the city people INVADE it and trash it on the weekends!  I said when I grew up here we had the ice skating rink, movie theatres etc.  There WERE things here.  They are all gone!  The schools are getting overcrowded.  The housing market at this time is not a sellers market. This house does not belong here.</description>

		<description>Most towns in Rockland County don&#039;t have an abundance of activities for kids - nor do most suburban towns for that matter, which is the beauty of having Manhattan in our backyard.  Secondly, Nanuet is not twenty minutes away.</description>

A very close friend of mine is an agent in the &quot;100 million dollar club&quot; of Sotheby&#039;s. So i am constantly viewing new listings and private showings in and around the tri-state area above 5 million. I took a look at the house back when it was 9.5million and had an in depth tour of the house(with the owner). The very same day i viewed a 25 million dollar home in Alpine that was 20000 + sqft  and it couldnt hold a candle to the stony point home.</description>

		<description>And this house is very generic, if you had the money you could snap your fingers and have it reproduced anywhere in the world. I miss read Stoney point for sands point. I think he over invested on the $1.2mil wood work in THIS house, a misjudgment that will not get a return.</description>

In most cases the house and land do not make much differance - as we all have heard a million times - in realestate only 3 things matter - LOCATION, LOCATION, and LOCATION. It will be hard to sell a 6 million dollar house in a 1 million dollar neighborhood. 

I have seen it here in the Atlanta maket in the Sugarloaf County Club - there is this one awsome house (One of my all time favorites) that first listed in 2007 for 7.5 million dollars (down to 5.6 M now) and it still has not sold. Hard to get someone to pay 7.5 million when the house across the street is only around 850,000 dollars. Here is a link to the virtual tour of the Sugarload house with over 100 pictures:
